13-Unit Exterior Painting & Soft Washing Project | Richmond VA | 89-Paint
Exterior Painting & Soft Washing for 13-Unit Residential Community
89-Paint recently completed an exterior painting and maintenance project for a 13-unit residential community. The project included professional soft washing, detailed surface preparation, exterior painting, and repainting the community sign to create a clean, cohesive appearance throughout the property.
Professional Soft Washing & Exterior Cleaning
Proper preparation is an important part of any long-lasting exterior paint project. Before painting began, our team soft washed the exterior siding, trim, and other designated surfaces throughout all 13 units.
Unlike traditional high-pressure power washing, soft washing uses a low-pressure application combined with a diluted cleaning solution to remove mold, mildew, dirt, and other surface contaminants. The cleaning solution is allowed to dwell on the surface before being thoroughly rinsed using low pressure.
This process provides a thorough cleaning while reducing the risk of damage to siding, trim, and other exterior building materials.
Detailed Exterior Paint Preparation
Once the buildings were clean and dry, our painters prepared all previously painted surfaces for their new finish.
Preparation included masking and protecting surrounding areas, scraping away loose or failing paint, sanding where necessary, caulking voids, filling minor surface imperfections, and spot priming bare or newly exposed areas.
During commercial and community painting projects, our team also watches for conditions that may require repairs beyond the original painting scope. When repairs are identified, we document the affected areas with photographs so property management can make an informed decision before additional work is performed.
Exterior Painting of 13 Units & Community Sign
After cleaning and preparation were complete, 89-Paint applied a full coat of Sherwin-Williams Duration® Exterior to the previously painted surfaces throughout the 13-unit community.
Painted surfaces included:
Front doors
Front door and garage door trim
Gable vents
Fypon and decorative architectural trim
Decorative headers
Shutters
Community entrance sign
The existing color scheme was maintained, giving the buildings a refreshed and well-maintained appearance while preserving the community's established exterior design.
We also repainted the community sign, helping ensure that the property's entrance reflected the same clean, professionally maintained appearance as the individual residences. Community signs are often one of the first things residents, visitors, and prospective homeowners see, making their upkeep an important part of an HOA or property management exterior maintenance program.
Preventative Maintenance for Metal Window & Door Lintels
The project evaluation also identified metal lintels above windows and doors set into brick as an area worth monitoring and maintaining.
Although the lintels were not yet in severe condition, exposed metal can eventually corrode and rust if its protective coating deteriorates. Addressing these surfaces before significant corrosion develops can help property managers avoid more extensive repairs in the future.
When included in an exterior maintenance program, metal lintels can be properly prepared, spot primed with a corrosion-resistant product such as Sherwin-Williams Kem Bond® HS, and finished with a durable industrial coating such as Sherwin-Williams Pro Industrial™ Urethane Alkyd.
Commercial, HOA & Community Painting in the Richmond, VA Area
Projects like this demonstrate why exterior painting for HOAs, townhome communities, condominiums, multifamily properties, and professionally managed residential communities involves much more than simply applying a new coat of paint.
At 89-Paint, we work with property managers and community associations to identify existing conditions, properly prepare surfaces, document potential repairs, and develop painting and maintenance scopes that help protect properties for the long term. From individual units and architectural details to community entrance signs and shared exterior features, our goal is to help maintain a consistent, professional appearance throughout the property.
If your HOA, condominium association, townhome community, apartment property, multi-family communities or commercial facility needs exterior painting, community sign painting, soft washing, surface preparation, or preventative exterior maintenance in Richmond, Midlothian, Chesterfield, Glen Allen, VA or the surrounding Central Virginia area, 89-Paint can help develop a scope tailored to your property.
